How are monthly owner distributions calculated?
- For most owners, the monthly distribution is calculated based on net income for the property during the period. This includes rent collected less any cash disbursements made on behalf of the property such as repairs, maintenance, and administrative costs, including management fees. Before funds can be disbursed, the maintenance reserve minimum as dictated by your property management agreement, must be replenished.
How can I add funds to my Longford Management account or pay outstanding charges?
- Visit our website, http://longforddc.com/for-owners/, and login to your owner portal account. Select owner contributions, and then make the contribution. You can pay by e-check or by credit card. Please note a processing fee will be charged for the credit card option by our vendor and that this fee does not come to Longford.
Where can I access my property’s financial information?
- You can view previously issued statements via your online portal, which you can access by visiting http://longforddc.com/for-owners/. If you have trouble logging in, please try using the Forgot My Password function.
When will I receive my rent distribution payment?
- We typically process owner distribution on the 10th of the month. If the tenth falls on a weekend we will make every effort to distribute payment on the preceding Friday.
- Payments are delivered electronically via ACH typically take 1-2 business days to arrive in your bank account. Your disbursement will coincide with an email statement of your account.
