How do I create a work order?
Submit service orders through your online portal following the maintenance instructions.
What's the emergency maintenance number?
Call (202) 747-6555 and press zero (0) to reach our after-hours call service. Clearly state all necessary information, including contact numbers and times when Longford Management can reach you.
What should I do if I'm locked out?
- During Business Hours: We will try to accommodate lockout requests. There may be a charge for this service.
- After Hours: Call our emergency line at (202) 747-6555 ext 0. We may be able to help but there will be a charge. If we are not available, you will need to contact a locksmith.
What should I do in an emergency?
Emergencies are defined as life threatening situations such as fire, flood/uncontrollable water, electrical problems, smell of gas, etc. Reference our What Is a Maintenance Emergency article.
- Police, Fire and Medical Emergency – 911
- Gas Leak: Call the gas company and if necessary, 911.
- Immediate Electrical Danger: Call the utility service.
- Backed-Up Plumbing/Flooding: Call Longford Management at (202) 747-6555 ext 0; call 911 if necessary.
- No Heat: This is a priority item for Longford Management.

How often is maintenance completed?
Maintenance is provided as needed, with proactive visits every 6 months.
What are my maintenance responsibilities?
Residents are responsible for minor maintenance like changing air filters, light bulbs, yard care, pest control, and minor plumbing clogs.
What should I do in severe weather?
Prepare before storms. Check local government websites for details.
Does Longford Management conduct inspections?
We conduct proactive maintenance inspections every 6 months or as required by the local government, lender, owner or other authorized entity to compel inspections.
How do I troubleshoot common maintenance issues?
- Oven: Ensure settings are not on time-bake.

- Garbage disposal: Check it is off, push the reset button, or use a broom handle to free stuck blades. How to Fix a Garbage Disposal
- Electric issues: Check for reported outages, reset breaker box and GFI plugs. How to Reset a GFCI Outlet
- Circuit breakers: Avoid overload from multiple appliances.

Typical Tenant Troubleshooting Tips:
- Dishwasher: Ensure it is securely plugged in, check the circuit breaker, and clean the filter. How to Clean a Dishwasher Filter
- Washing Machine: Check the power supply, ensure the door is closed properly, and clean the lint filter. How to Clean a Washing Machine Filter
- Dryer: Clean the lint trap before each use, check the vent hose, and ensure it is plugged in. How to Clean a Dryer Vent

Tenant Responsibilities:
- Routine maintenance: Normal insect control, replace light bulbs, fridge water filters, furnace and air-conditioning filters, smoke and carbon monoxide alarm batteries.
- Chargebacks: For hair in drains, clogged toilets, disposal of bulk trash, repairs of blinds, and other outlined tenant responsibilities.
Cleaning and Maintenance:
- Kitchens: Regularly clean oven/stove hood vents.
- Ovens: Follow cleaning instructions based on oven type.
- Bathrooms: Prevent mildew/mold with proper ventilation and immediate cleaning.
- Carpets/Flooring: Keep vacuumed, clean spills immediately, avoid wax on vinyl/tile.
- Windows: Maintain and clean during occupancy and before moving out.
Report Maintenance Problems:
- Immediate reporting: Mold, leaks, electrical problems, heating/AC issues, inoperative smoke detectors, faulty appliances, roof leaks, broken windows/doors, fence repair, malfunctioning sprinklers, major pest control issues.
- Tenant charges: For failure to report necessary repairs, missed vendor appointments, tenant-caused damages, unnecessary service calls, and outlined responsibilities.
Prohibited Actions:
- Do not wash draperies (dry clean only).
- Do not perform unauthorized repairs.
- Do not mar or change property features without permission.
- Do not deduct unauthorized maintenance expenses from rent without approval.
