Fire in the unit or building Call 911 immediately. Then call 202-747-6555 ext. 0 to notify property management.
Broken water line or flooding Call 202-747-6555 ext. 0.
Broken gas line or gas leak (natural gas smells like rotten eggs) Evacuate the unit immediately. Contact the fire department or your gas provider. Do not use any electrical devices or open flames. Open windows and doors to ventilate. Once the situation is safe, call 202-747-6555 ext. 0 to notify management.
Sewer back-up flooding your unit Call 202-747-6555 ext. 0.

To avoid being charged for a false emergency call, please only call the emergency line for true emergencies. For all other maintenance requests, use the Resident Portal.


What Is Not an Emergency?

The following are examples of non-emergency maintenance issues. These should be submitted through the Resident Portal and will be handled during business hours.

Air conditioner not working when outdoor temperature is below 90°F Submit a work order via the Resident Portal
Heater not working when outdoor temperature is above 50°F Submit a work order via the Resident Portal
Utilities shut off due to nonpayment Contact your utility provider
Minor water leaks (can be contained in a bucket) Submit a work order via the Resident Portal
Clogged toilet Submit a work order via the Resident Portal; do not use the toilet until repaired
Locked out of unit If after hours, contact a locksmith at your own expense. If during business hours, submit a work order via the Resident Portal.
